1. Acceptance of Terms

By booking a stay at Lotto 235 Garbatella, you agree to these Terms and Conditions. Please read them carefully before making a reservation. If you do not agree with any part of these terms, please do not book.

2. Booking & Payment

• Reservations are confirmed upon receipt of full payment or deposit as specified during booking.
• We accept payments via Stripe (Credit Card, PayPal, Klarna) and Bank Wire Transfer.
• All prices are in EUR and include applicable taxes (VAT).
• Rates vary depending on season, weekends, and Italian public holidays.
• Coupon codes must be applied at time of booking and cannot be added retroactively.

3. Check-in / Check-out

• Check-in: 13:00 - 20:00 (Self check-in available after hours with key lockbox)
• Check-out: by 10:00
• Early check-in / late check-out subject to availability and may incur additional fees.
• Please communicate your estimated arrival time at least 24 hours in advance.

4. Cancellation & Refunds

Please refer to our detailed Cancellation Policy and Refund Policy.

5. House Rules

All guests must comply with our House Rules. Violation may result in immediate termination of stay without refund.

6. Guest Responsibilities

• Respect the property, neighbors, and building rules.
• No smoking inside the apartment (smoking permitted on balcony/terrace only).
• No parties or events without prior written consent.
• Maximum occupancy as stated in booking; no additional overnight guests.
• Report any damage or issues immediately.
• Leave the apartment in reasonable condition upon departure.

7. Liability & Insurance

Lotto 235 Garbatella is not responsible for:

• Personal injury, illness, or death during your stay (except caused by our negligence).
• Loss, theft, or damage to personal property.
• Travel disruptions, weather events, or force majeure.

We recommend guests obtain appropriate travel insurance.

8. Data Protection & Privacy

Your personal data is processed in accordance with our Privacy Policy and GDPR (EU Regulation 2016/679). We only collect data necessary for your booking and legal obligations.

9. Force Majeure

Neither party is liable for failure to perform obligations due to events beyond reasonable control (natural disasters, pandemics, government restrictions, strikes, etc.). In such cases, we will work with you to reschedule or refund per our policies.

10. Governing Law & Disputes

These terms are governed by Italian law. Any disputes shall be resolved in the courts of Rome, Italy. For EU consumers, mandatory consumer protection laws of your country of residence may apply.

11. Changes to Terms

We may update these terms periodically. Changes apply to new bookings; existing reservations remain under terms at time of booking. Continued use constitutes acceptance of updated terms.
